Rick Girgis, of Equitable Consulting, will be teaching three courses. Part 1 will be for newer investors with a focus on FIX & FLIP. Part 2 is for intermediate investors with a focus on BUY & HOLD Fundamentals and Leveraging techniques. Part 3, will focus on passive income fundamentals, and FIRE strategies.

He will outline Fundamentals: cash on cash returns, the Maximum Allowable Offer (MAO) on purchases, capitalization rates, and Debt Service Coverage Ratios (DSCR’s) for holds and leveraging for liquidity. Concluding with the Financially Independent Real Estate (FIRE) investor’s passive income options from holding properties vs. notes vs. securities.

The course will also give insights on how to be both Bear and Bull in today’s environment with Fix & Flips and Buy & hold models. Also, his best leveraging techniques, new mortgage industry programs, rates, and loan to value expectations. The best strategies in individual Real Estate Action Plans (REAP’s) for success are included too.
